Workflow

Bid & buyout

Takeoffs in Bluebeam, self-perform vs. sub decision by division, RFQs to five qualified subs per trade with scope sheets and a bid exception form — no gaps papered over after bid day.

Preconstruction

Contract review, insurance and DIR verification for every sub, letter of intent to award, submittal schedule, baseline schedule, and a kickoff with the owner and design team.

Construction cadence

Daily log every day; weekly owner update with schedule, two-week look-ahead, open RFIs, and CO log; monthly pay application backed by the WIP review.

04

Close-out

Punch walk, final inspections, as-builts, O&Ms, warranties, lien releases, and a closing review — then a request for your honest feedback.

Each project runs on a Google Workspace control workbook — schedule, budget, RFI/submittal log, CO log, and daily reports in one place. Owners and design teams get read access from day one. Plan markups and takeoffs live in Bluebeam Revu so every quantity traces back to a sheet.

Subcontractor workflow

Clean scope, clean paper.

Our subcontractor directory is organized by CSI division. Every RFQ goes out with a scope sheet for that division and a one-page bid exception form — so a qualified bid gets priced correctly instead of buried. Award follows a fixed sequence: LOI, contract, insurance and DIR verification, onboarding checklist, then mobilization.
